What a Pasadena REALTOR or Landlord Include in a Lease or Rent Agreement

It is important that every Pasadena REALTOR and Landlord to know how to write a lease contract. To aid you, here are the basic items that you must include in the contract:

  1. Names of every tenant

  2. Rules on exceeding agreed number of tenants and rules on guests

  3. Term of the Lease or Rental agreement

  4. Rental payment amounts, due dates, late fees, grace period, form of payment and other charges

  5. Application and return of Security deposit

  6. Responsibility for the costs involving repairs and maintenance

  7. Legal rights of the landlord to enter the rented or leased premises

  8. Actions available against disruptive acts and illegal activities made by the tenant

  9. Whether pets are allowed or not

  10. Other restrictions desired
