When a landlord or Pasadena REALTOR allows pets in the premises, he should do one thing to reduce the possibility of damages in the property. He should add a “pet agreement” in the contract that would detail the rules to be followed by the pet owner. Afterwards, the tenant should sign the pet agreement.

Here are the basic items to be included in the pet agreement:

  1. Types and the number of pets allowed, both owned by tenants or their guests

  2. Pets to be kept should be those that the landlord allow

  3. Identity tags or collars should be worn on pets

  4. Responsibility of pet owners to the mess or damage done by their pets

  5. Reasonable and fair pet fees, except for service and companion pets
