The SSS number and TIN of the potential tenants should be collected along with their contact details. The tenants’ credit report, eviction history or bankrupt issues, if any, are also excellent references to determine the tenants’ background. These documents will determine whether they will be threats to the business.
The applicants should also fill out a written form. Prospective tenants whom you turned down may sue you for discrimination. The documents and the application form will become your defense for turning down such tenants. If your reasons are fond to be justifiable, you won’t become liable.
Also make polices that are not discriminatory. Refer to the state or local laws about discriminations to avoid lawsuits.
