A Pasadena Realtor or landlord has the obligation to provide and preserve leased accommodations to leaseholders that will meet the necessary living conditions and criteria provided by the rules and regulations in the community, from health and sanitation to building security.

Real Estate owners must answer promptly to leaseholders' appeal for reparation and servicing needs within twenty-four hours for important repairs and within forty-eight hours for less serious ones. Failure for a Realtor to comply to the requirements can justify an occupant to pay less or refuse payment, void tenancy contract, and take legal action for damages rendered.

When accessing rented vicinities for reparations, routine checks, or when presenting to potential renters, leaseholders must be well-informed by Real Estate owners at least twenty-four hours beforehand except in urgent situations.
